A company led by veteran developer Daniel Catalfumo filed plans to expand the PGA Station commercial park in Palm Beach Gardens with an office building and an apartment complex.
PGA Building 6 LLC and PGA Building 9 & 10 LLC, both managed by Catalfumo, CEO of Catalfumo Construction and Development, and Bob Rawe of Rawe Development and Construction, filed a site plan amendment for the 6.7-acre property at 3801 Design Center Drive and1120 RCA Center Drive. The property currently has about 160,000 square feet of office and commercial space.
Both sites were acquired for a combined $17 million in April 2019. Subsequently, the developers completed a 60,000-square-foot office and leased it to TBC Corp.
The application calls for a 396-unit apartment building in eight stories, attached to a 608-space parking garage. Fronting Design Center Drive, the building would have a pool deck and an atrium with artificial turf.
The office building would total 200,000 square feet in eight stories and have a 1,060-space parking garage. The ground floor of the parking garage would have 7,000 square feet of restaurant and retail space. It would be on the east side of RCA Center Drive.
According to the application, spaces in the office’s parking garage would be made available to Tri-Rail should a passenger rail stop be built on the site in the future. The railway runs on the east side of the property.
“The proposed light-rail station has played an important part in the planning for the future phases of PGA Station,” the developer stated in the application. “Convenient and sustainable transportation options provide great potential for office tenants, while areas just outside the immediate vicinity of the train station are suitable for high density residential options.”
Catalfumo couldn’t be reached for comment. Spina O’Rourke is the architect on the project while Cotleur & Hearing is the planning firm.
